The Problem

The customer had secured an ideal operational location for a vehicle hire fleet in central London. However, the premises were rented on a temporary basis and the landlord would not permit major excavation works or permanent modifications to the building structure.

A conventional concrete wash bay installation was therefore not considered viable.

Site Constraints

  • No major groundworks permitted
  • Temporary leased premises
  • Existing painted warehouse floor
  • No nearby dedicated wash bay drainage connection
  • Requirement for rapid installation with minimal disruption
  • Limited access through existing roller shutter entrance

The Solution

Eco Technical Services designed and supplied a fully above-ground modular wash bay solution which avoided the need for excavation works or permanent structural modifications.

Following a site consultation, the customer arranged local water and power supplies adjacent to the proposed wash bay location. We then connected directly to these services during installation.

As no nearby drainage connection was available, we identified an existing foul drainage connection over 30 metres away. This was achieved by routing above-ground interception drainage to an existing canteen sink connection already linked to the sewage system.

An above-ground oil and silt separator system was installed and the wash bay discharge was pumped into the drainage connection.

Installation Process

The wash bay system was delivered on a 13-metre HIAB vehicle.

The modular wash pads were offloaded externally onto skids before being manoeuvred through the existing roller shutter entrance and into position inside the warehouse facility.

The wash pads were then:

  • positioned and levelled
  • lowered onto the painted floor surface
  • connected together
  • linked to power, water and drainage services.

The complete installation was carried out within 48 hours.

The Outcome

The customer achieved a fully operational vehicle wash facility in the ideal location for their hire fleet operation without requiring major building works or permanent structural changes to the premises.

The project was completed quickly with minimal disruption to site operations.
